222 Is Complimenting The Homeowner's House Being Biased?

It is just nice to say, "Well, you have a lovely home," right?  Does that type of compliment verge on putting yourself, as an unbiased appraiser, in a position that could come back to haunt you?

Interesting. I am usually somewhat complimentary as that is my nature and it has never come back to bite me but in future I will be much more aware conscience about my wording.

Your opinion of how a home shows and opinion of market value are apples and oranges, the market determines the market value of homes not the appraiser, so appraiser's don't cut values or support values. The sales price is either supported or unsupported by the market.
